Emeryville, California

Gateway at Emeryville is a proposed project which will consist of
265 rental condominiums with 14,100 square foot
retail/commercial space and a 142 room hotel on a 4.66 acre
site.  The commercial spaces will include office, bank and retail
uses.  The project is located between Christie Avenue and
Interstate 80, just north of Powell Street.  Keystone provided
acquisition, due diligence, design and entitlement services for
the developer, BRE Properties.

Avenue 64
Emeryville, California

Avenue 64 is located in Emeryville, California close to the
waterfront and near the foot of the San Francisco-Oakland Bay
Bridge at the junctions of Interstate 80, 880 and 580.  The project
is a four-story apartment community over a single-level parking
structure.  Amenities include swimming pool and spa, fitness
center, conference rooms, business center and resident
clubhouse and lounge.  Street front retail space is also provided.  
Keystone provided design and entitlement services for the
developer, BRE Properties.
Quarry Townhomes
San Antonio, Texas

Quarry Townhomes is located in the vibrant Alamo Heights
area of San Antonio, Texas.  The project is in close proximity to
the Quarry Market area, the Quarry Golf Course and is within
the Alamo Heights prestigious school district.  This upscale
market has very with high income levels and the highest
residential sales in San Antonio.  The structural investment
consists of 150 two and three-story townhome units originally
built in 2001.  Keystone serves as a partner and provides
construction and financial management services.
Mandela Transit Village
Oakland, California

Mandela Transit Village is located adjacent to the West
Oakland BART station in Oakland, California. The proposed
project will contain 495 residential units and associated
parking, 339 public BART parking spaces, and 2,500 square
feet of retail space. The residential units will include a mix of
one, two, and three-bedroom units as well as ground floor
live-work units and the buildings will vary in heights from five to
twenty-four stories. The project architect is Philip Banta &
Associates.  The project sponsor is The Alliance For West
Oakland Development and Keystone Development and their
partner, Presidio Development Partners, provided project
management services.
Giant Center Redevelopment
San Pablo, California

Giant Center was a proposed single-family redevelopment
project located in San Pablo, California.  Due to shifting market
conditions, the development is no longer proceeding forward.  
However, Keystone provided BUILD, LLC (the developer)
underwriting, due diligence, and pre-development management
services.  The proposed project included the clean up and
demolition of a heavily contaminated 281,000 square feet
building and construction of 157 residential for-sale,
market-rate housing units.
Castro Valley Oak Tree
Castro Valley, California

The Castro Valley Subdivision was a for-sale residential
subdivision located on “infill” land in Castro Valley, California.  
Construction of the single-family detached homes included
three house plans, each with two alternate elevations.  Each
home contained approximately 1,800 square feet and
consisted of three or four bedrooms and two and one half
bathrooms.  Due to potential exiting historical structures, a full
Environmental Impact Report was required.  Keystone was the
land development partner.
San Leandro Crossings
San Leandro, California

The San Leandro Crossings is a proposed mixed-use,
multi-phase, transit oriented development located in the area
adjacent to the downtown San Leandro BART station. The
initial phase will include a 200 unit Class A mixed-use rental
condominium community, a 100 unit affordable rental
community and a 339 public parking garage. The second
phase will include up to 400 additional market rate multi-family
units. The project architects are David Baker & Associates of
San Francisco and Thomas P. Cox Architects, Inc. of Los
Angeles. Keystone serves as the development manager for
the master plan, parking structure, and market rate projects as
well as leading the efforts for receiving $24.40 million in Prop
1C Transit Oriented Development and Infill Infrastructure
Grants. The project sponsors include Westlake Development
Partners LLC, BRIDGE Housing Corporation and Bridge Urban
Infill Land Development, LLC.
